Effective: 21 September 2026
Last updated: 22 September 2026

These terms govern use of the Nexus site and app. They are written to match the product that exists today. They are not legal advice. Have a lawyer read them before you rely on them in a dispute.

The short version

You get a maintenance desk for the units in your plan. You pay Stripe. You are responsible for your crew, your tenants, and what you put in the system. We are not your emergency dispatcher, your lawyer, or your property-management company.

Who we are

Operator: James Perkins, Savannah / Coastal Georgia.
Email: nexus.property.mgmt.sftwr.sol@gmail.com

Phone: 843-593-0908

“Nexus,” “we,” and “us” mean that operator. “You” means the person who creates or uses an account. “Company” means the organization inside the product.

The service

Nexus lets a company file and track maintenance requests, assign work, log time and photos from a phone (including when signal is poor), and turn that log into a draft invoice. Roles are Manager, Dispatch, Field, and Tenant.

Nexus is not:

  • A replacement for AppFolio, Buildium, Yardi, or any other system of record
  • A promise that a technician will arrive, or that an emergency will be handled
  • A vendor marketplace or insured labor network
  • Tenant SMS / text-in intake (that pipeline is not sold)
  • Legal, accounting, or fair-housing advice

If the marketing page and the product disagree, the product wins.

Accounts

You must give a real email and keep it under your control. You are responsible for the people you invite with a join code and for the role you give them. Dispatch cannot be self-selected at signup; a Manager grants it.

A tenant account is for one unit’s requests. Do not use a tenant login to inspect other units.

We may suspend or close an account that is abusive, unpaid past any grace the product defines, or a risk to other customers.

Complimentary access may be granted to listed operator or demo companies. That access can be revoked.

Plans, trials, and money

Plans are priced by doors (units), not by seats. Current published plans:

  • Starter — $29 / month — up to 15 units
  • Growth — $69 / month — up to 40 units
  • Professional — $169 / month — up to 125 units
  • Portfolio — $449 / month — up to 500 units

Prices are on the site and in the product. If they disagree, the product and Stripe are the charge that matters. We can change prices for later billing periods; we will not silently rewrite a period already paid.

A 14-day trial starts when Checkout succeeds. A card is saved then. Stripe is the authority on when the trial ends and when the first charge happens. Abandoning Checkout is not a trial.

Importing units that would exceed the plan’s cap is refused. That is deliberate. We will not load half a rent roll and leave you to guess which half landed.

Cancel and plan changes go through the billing path in the product (Stripe Customer Portal). Cancelling inside a spreadsheet or by email is not cancellation.

Failed payment: the product may block writes and leave history readable. We do not hold your records hostage as a collection tactic, and we also do not keep paying features running when the subscription is dead.

Over 500 units is a conversation, not a checkbox.

Your data

The company owns the operational records it puts in Nexus — properties, units, tickets, photos, invoices — subject to these terms and the Privacy Policy.

You grant us a limited license to host, back up, and display that data so the product can function.

You must have the right to put a person’s information and photos into Nexus. That includes tenants. You are the one who invited them.

We may delete or restrict data that is illegal, that threatens the service, or that a lawful order requires us to remove.

Export: you can export the board to CSV where the product offers it. A full account dump on demand is not a guaranteed feature today. If you need one before you cancel, email us and we will do what the current tools allow.

Acceptable use

Do not:

  • Break in, scrape in bulk, or probe other companies’ data
  • Upload malware or use the app to send spam
  • Store material you do not have the right to store
  • Use Nexus to harass a tenant or a technician
  • Circumvent unit caps or billing
  • Represent that we dispatched or guaranteed a job

We can refuse or throttle traffic that looks like abuse.

Availability

We aim to keep the service up. We do not warrant 100% uptime, offline sync in every dead zone, or that a photo queued on a phone will always arrive. Offline behavior is best-effort.

Maintenance, platform outages (Vercel, Stripe, Firestore), and your own device all sit outside any informal promise on the homepage.

Disclaimer

THE SERVICE IS PROVIDED “AS IS.” WE DISCLAIM WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT, TO THE EXTENT THE LAW ALLOWS.

We do not warrant that using Nexus will reduce vacancies, prevent mold, satisfy an owner, or meet a local housing code. Those are your jobs.

Limitation of liability

TO THE EXTENT THE LAW ALLOWS, WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DATA, OR REPLACEMENT HOUSING, EVEN IF WE WERE TOLD THEY WERE POSSIBLE.

OUR TOTAL LIABILITY FOR A CLAIM ARISING OUT OF THE SERVICE IS CAPPED AT THE FEES THE COMPANY PAID US FOR THE THREE MONTHS BEFORE THE CLAIM.

Some states do not allow certain limits. In those states, the limit is the maximum the law allows.

Indemnity

You will defend and indemnify us against claims that arise from your content, your properties, your crew, your tenants, or your misuse of the service — including a tenant who says a request was ignored, unless that claim is solely about our willful misconduct.

Governing law

These terms are governed by the laws of the State of Georgia, without regard to conflict-of-law rules. Venue for disputes that belong in court is the state or federal courts sitting in Georgia, unless the law requires otherwise.

Informal resolution first: email nexus.property.mgmt.sftwr.sol@gmail.com and give 30 days before filing, except for claims about unpaid invoices or injunctive relief for abuse.

Changes

We can update these terms. The date at the top will change. Material changes will be emailed to the manager address on the company. Continued use after that is acceptance.

If a piece of these terms is unenforceable, the rest still applies.
